VRF & Multi-Zone Systems

VRF & Multi-Zone System Service

Variable refrigerant flow and multi-zone systems — precise zone control, and equipment that needs a technician who actually knows the controls.

Commercial rooftop HVAC package units

VRF systems solve a problem conventional equipment handles badly: a building where different zones need different things at the same time. By varying refrigerant flow to each indoor unit, a VRF system conditions each zone independently from shared outdoor equipment, and in the right building it is both more comfortable and considerably more efficient than the alternative. Hotels, offices, medical suites, restaurants and multi-unit residential buildings are where it earns its cost.

It also demands more of whoever services it. VRF diagnostics live in the controls and the error codes as much as in the refrigerant circuit, the piping and refrigerant charge are far less forgiving than a split system, and a technician unfamiliar with the platform can spend a day chasing a fault the system has already named. We commission, configure controls, balance zones and diagnose faults properly rather than by substitution.

On scope, plainly: our Florida licence is Class B (CAC1821027), covering equipment up to 25 tons of cooling per unit. That comfortably covers residential and small-building VRF and multi-zone work. Larger multi-module VRF installations — the kind found in hotels and larger office buildings — can exceed it, and where a system is outside our class we will say so at the first phone call rather than partway through a job.

VRF problems we're called for

  • Individual zones not holding their setpoint while others are fine
  • Error codes on indoor units or the outdoor condensing unit
  • Controls or building management integration not behaving as configured
  • Refrigerant faults across a multi-zone circuit
  • New installations that were never properly commissioned or balanced

What's included

  • System design and zoning for new installations
  • Refrigerant piping executed to the tolerances VRF requires
  • Controls configuration and building-system integration
  • Error code diagnosis at both indoor and outdoor units
  • Zone-by-zone commissioning and balancing with documented readings

VRF & Multi-Zone Systems — common questions

Is VRF worth it for my building?

It depends on zone count, how differently those zones are used and the run hours. For a single-zone space it is over-engineered. For a multi-zone building with varied use it usually pays back. We will run the comparison rather than assert it.
