Condenser Repair & Replacement
Condenser Repair & Replacement
The outdoor unit lives in salt, sun and storm water year-round. Most no-cooling calls in Florida start here.

The condenser is the outdoor half of the system, and its job is to reject the heat the indoor coil collected. Everything it needs to do that depends on airflow through a coil and a fan that turns — which is why a unit sitting in salt air, lawn clippings, dryer lint and Florida rain is the single most common place for a cooling call to originate.
The failures are well understood and mostly repairable. A run capacitor loses capacitance and the compressor or fan can no longer start. A contactor's points pit and burn until they weld or stop making contact. A condenser fan motor seizes, the unit overheats and trips on high pressure. A coil packed with debris cannot reject heat, so head pressure climbs, efficiency collapses and the compressor runs hot enough to shorten its life.
Coastal work is its own category. On the barrier islands and anywhere within a few blocks of open water, salt attacks the aluminium fins and the copper tube joints continuously, and a coil can be structurally corroded while still looking serviceable from three feet away. We check coil condition on every South Florida call because in that micro-climate it explains more failures than anything else.
What a failing condenser looks like
- The indoor fan runs but the outdoor unit never starts
- A hum or click from the outdoor unit followed by nothing
- The fan blade turns slowly, or only after being nudged
- The unit runs, then shuts itself off after ten or fifteen minutes, repeatedly
- Visible corrosion, crushed fins or a coil packed with grass and debris
- A loud metallic rattle or grinding from the outdoor cabinet
What condenser work includes
- Electrical diagnosis — capacitor tested against rated microfarads, contactor, relays and wiring
- Condenser fan motor replacement, including correct capacitor sizing for the new motor
- Coil cleaning to restore heat rejection, with fin condition assessed honestly
- Refrigerant pressures read against ambient conditions rather than from memory
- Compressor testing — windings, amp draw and start characteristics — before it is condemned
- Full condenser replacement where repair is not economic, matched to the indoor coil

Central Florida coverageCondenser Repair & Replacement — common questions
Can I replace only the outdoor unit?
Sometimes, but it needs checking rather than assuming. A modern condenser paired with an old indoor coil often will not achieve its rated efficiency and in some pairings will not work correctly at all. We check the match before quoting a single-half replacement, because a mismatched system is a false economy.
How often should the outdoor coil be cleaned near the beach?
More often than inland. Salt deposits are continuous and rinsing them off is the highest-value maintenance item on a coastal unit. On the barrier islands we would rather see it twice a year than once.
The unit is humming but not starting — is that the compressor?
Usually it is the capacitor rather than the compressor, and that is a comparatively small repair. The hum is the compressor attempting to start without enough starting torque. It is worth diagnosing quickly though — repeated failed starts are hard on a compressor that is otherwise fine.
