Mini-Split & Ductless Repair
Mini-Split & Ductless AC Repair
Ductless systems fail differently from ducted ones — communication faults, blocked condensate and blocked indoor coils.

Ductless mini-splits have become common in Florida for the spaces central systems were never designed to reach: converted garages, additions, Florida rooms, guest suites, condos where running duct is not an option, and any room that has always been the hot one. They are efficient and quiet, and they fail in ways a ducted-system technician does not always expect.
Most of what goes wrong is either communication or drainage. Inverter mini-splits run a data link between the indoor and outdoor units, and a wiring fault, a corroded terminal or a failed control board produces an error code and a dead system rather than the gradual decline you get from a conventional unit. Reading that code correctly is the whole diagnosis — and it is manufacturer-specific, which is why generic troubleshooting wastes so much time on these.
Drainage is the other half. Wall-mounted indoor heads drain by gravity through a small condensate line, often run a long way to reach an outside wall. Any sag, blockage or biological growth and the head drips down the wall — the single most common ductless complaint we get. The third recurring issue is the indoor coil and blower wheel: these units have very fine filters and small blower wheels, and once they load up the unit gets loud, weak and eventually freezes.
Ductless symptoms we see
- An error code flashing on the indoor head, or LEDs blinking in a pattern
- Water dripping from the indoor unit down the wall
- The head runs but the outdoor unit never starts
- Airflow has become weak and the unit noticeably louder
- A musty smell when the unit starts, which is the coil rather than the room
- One zone in a multi-zone system stops working while the others are fine
What ductless repair includes
- Manufacturer error code read and interpreted, not guessed at
- Indoor–outdoor communication wiring and control board diagnosis
- Condensate line clearing, pump testing and line pitch correction
- Deep cleaning of the indoor coil and blower wheel — the fix for most weak-and-loud complaints
- Refrigerant charge verified against the line length the system was actually installed with
- Multi-zone fault isolation, so one failed head does not become a whole-system replacement

Central Florida coverageMini-Split & Ductless Repair — common questions
My mini-split is dripping water inside. Is that serious?
It is almost always the condensate line rather than a refrigerant problem, and it is fixable — but do not leave it, because the water is running down a wall. The common causes are a blocked line, a sagging run or a failed condensate pump.
One zone stopped and the others still work. Is the whole system dead?
Usually not. On a multi-zone system a single head can fail — its own board, its own sensor, its own expansion valve — while the rest of the system is fine. It is worth having the fault isolated properly before anyone quotes you for a new system.
Why is my mini-split loud and weak now?
Nine times in ten the indoor coil and blower wheel are loaded with dust and biological growth. These units have small blowers and fine filters, and once they are dirty the airflow drops and the noise rises. A proper deep clean, not just a filter rinse, restores them remarkably well.
